The public list

Every building here has an Underwrite score of 70+ out of 100, a positive signal read, a fair value benchmarked on DLD comparable sales at high or moderate confidence, and no critical data-quality grade. It is not a recommendation to buy or sell, and it says nothing about where prices go next.

The price reason on a card is how far asking prices sit below fair value, not a price a sale was made at. Off-plan buildings show no rental yield.

Underwrite does not sell, market or advertise property. No one pays to appear. The list follows a published rule.

How the list is made

One rule, applied to every scored building.

  • The score

The Underwrite score, from 0 to 100, weighs where prices sit against fair value, ease of resale, supply risk and rental yield, from registered sales, rent contracts and asking prices.

  • The data check

Every building's data gets a grade from the platform's checks; a building graded critical never gets a public score. How the grades work →

  • The dates

The list is recomputed with each data version, and every building's page states its own dates. Every other building with enough registered sales has a facts page: its dated sales, prices and rents, without a score.
