  2. 2
A short answer, then the details

One plain sentence first; under it, the sales and rents behind it, and how much evidence each rests on.

  3. 3
    Sources and dates, always

Which query ran, how many records it read, and the date of the data.

  5. Common questions run on queries we have checked by hand; when yours is new, the answer says so. No forecasts, no advice.
Trust

When the evidence is thin, we say so.

Every building's data gets a grade from the platform's own checks: stale evidence, thin comparable sales, sales set aside as outliers. If the evidence is weak, the page says so.

  • Clean

Data checks found nothing to flag.

  • Review needed

Data checks raised points to review.

  • Critical issues

Data checks found critical issues, so the numbers need care.

A building graded critical never gets a public score, and wherever its numbers are shown, the caveat comes with them.

Grades the evidence, not the investment.

Checks are set per community, not with one Dubai-wide rule: a rent is judged against the same bedroom count in the same community. And every figure is dated, so you see how recent the evidence is before you rely on it.

FAQ

Questions first-time visitors ask.

It reads Underwrite's published data only, built mainly on Dubai Land Department sales, Ejari rent contracts and the projects register. Common questions run on queries checked by hand; for a new question it writes its own read-only query, and the answer says so. Numbers in an answer come from query results: click one to see the rows and the query. It does not forecast prices and does not give investment advice.
Asking questions and browsing the public list are free and need no account; questions have a daily limit. A free account adds the watchlist and a daily allowance of unit estimates and asking-price checks. Paid plans add the full analysis of every scored building, exports and the professional tools.
No. Underwrite is a research tool: it shows what the records say, each figure with its date. We are not a regulated advisor, broker, or valuer. Verify independently before acting.
From subscriptions. Nobody pays us when a deal closes: we take no commissions, and no paid placement from brokers, developers, or agencies.
Sales transactions and rental contracts come from Dubai Land Department public records (sales run to 21 Oct 2026; each page states its own date). Asking prices come from aggregated market data, in periodic extracts.
It needs an Underwrite score of 70+ out of 100, a positive signal read, a fair value benchmarked on DLD comparable sales at high or moderate confidence, and no critical data-quality grade. Only buildings with comparable sales get a score. The score weighs where prices sit against fair value, ease of resale, supply risk and rental yield.
Only buildings that meet every condition of the list are on it. Every other building with enough registered sales has a facts page (underwrite.ae/building/<name>): its dated sales, prices and rents, without a score. Ask Underwrite about any building: it answers from the same records.
Scores are computed from the Dubai Land Department data we hold: sales run to 21 Oct 2026. Scores were last computed on 4 Nov 2026. We load DLD records and asking-price data in periodic extracts, not as a live feed, and Dubai title data is itself published with a lag.
