Who we are

Underwrite is operated by LUCE CONSULTING - FZCO, a free zone company licensed by the Dubai Integrated Economic Zones Authority (licence 65547), DSO-IFZA, IFZA Properties, Dubai Silicon Oasis, Dubai, United Arab Emirates. "Underwrite", "we" and "us" in these terms mean that company.

Nature of the service

Underwrite is a research and discovery tool that surfaces statistically interesting Dubai real estate opportunities. We are not a regulated advisor, broker, or valuer. Nothing on this site constitutes a recommendation to buy, sell, or hold any property.

Sources

Sales, rent, project and unit records come from the Dubai Land Department: open data published on Dubai Pulse, and the newest sales and rent contracts from its website (dubailand.gov.ae). Asking prices are used only in aggregate. Each page credits its sources.

Ask Underwrite

Ask Underwrite is an AI assistant. It answers from Underwrite's published data, but it can be wrong: check the page each figure links to before relying on it.

No reliance

You agree that you will independently verify any data before acting, engage qualified professionals where appropriate, and not rely exclusively on Underwrite output for any transaction. Past patterns do not guarantee future outcomes. This applies equally to answers from Ask Underwrite, on the site or through the Underwrite app in ChatGPT or Claude.

Liability

To the maximum extent permitted by applicable law, Underwrite and its operators disclaim liability for any loss, damage, or cost arising from use of the service. Where liability cannot be excluded by law, it is limited to the fees paid by you in the preceding twelve months.

Age

You must be 18 or older to create an account or subscribe.

Plans and billing

Retail and Pro are paid plans, billed monthly or yearly in advance. Prices are in US dollars; the amount in dirhams is shown for reference, and your card is charged in US dollars at the amount shown at checkout. If VAT applies, it is shown at checkout. Plans renew automatically until you cancel. You can cancel at any time from Account, Billing; your plan stays active until the end of the period you paid for. Monthly plans are not refunded for part of a month. Yearly plans are refunded in full if you cancel within 14 days of purchase, and not after. A new price applies from your next renewal, and we tell you before it does.

Free trial

An account that has never had a paid plan or a trial may start one free trial of a paid plan (currently 7 days of Pro). No payment details are needed and nothing is charged. When the trial ends, the account goes back to its own plan (the free plan, unless it pays for one) by itself and what you saved is kept; report links shared during the trial stop working when it ends. A trial has daily usage limits. One trial per person: we may end trials, or close accounts, opened to get more than one. We may change or stop the trial offer; a trial already started runs to its end.

Acceptable use

You may use Underwrite for your own property decisions and, where your plan allows, to advise your own clients. You may not:

• copy, scrape, crawl or download Underwrite's data or pages in bulk, by hand or by automated means (scripts, bots, headless browsers), including through Ask Underwrite, our API or the Underwrite app in ChatGPT or Claude;
• get around our rate limits, daily question limits, bot checks or paywalls, including by using several accounts or addresses;
• redistribute, resell or publish Underwrite's figures, scores or verdicts, or use them to build a database or a competing product;
• use the service or its answers to train or improve a machine-learning model;
• impersonate anyone, or interfere with the operation of the site.

Quoting a few figures with a link to the Underwrite page they come from is welcome. We may limit or block access that breaks these rules.

Photos and content owned by others

If you own a photo or other content shown on Underwrite and want it removed or credited differently, write to hello@underwrite.ae with the page link. We remove it within 48 hours of your message.

Our content

Underwrite's pages, scores, texts and data compilations belong to LUCE CONSULTING - FZCO or its licensors. Your plan gives you a licence to use them for your own decisions and, where your plan allows, to advise your own clients.

Your content

What you enter (notes, mandates, watchlists) stays yours. You let us store and process it to run the service; the Privacy Notice says when we delete it.

Closing accounts

You can close your account at any time; the Privacy Notice explains how. We may suspend or close an account that breaks these terms, with notice where possible; a paid plan closed for a breach is not refunded.

Changes to these terms

We may update these terms. We post the new version here with its date, and for a material change we tell account holders by email before it applies.

Governing law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. Disputes will be resolved by the courts of Dubai. These terms are in English. If a court finds part of them invalid, the rest still applies.
